We know what it’s like to be in your shoes since many of our Property Agents are landlords themselves. Hence our approach is naturally more considerate.
We use our market knowledge to accurately provide you with a rental price in line with tenant demand which we then confidently achieve! We do not suggest inflated rental prices in order to win your business, only for you to then be left with a void period.
Value For Money
Our fee structure can remain competitive because we do not have the costs associated with multiple High Street branches.
We believe in 1st impressions and know that high quality presentation is vital to attract tenants. That’s why we take professional standard photographs to prepare your marketing images, as well as creating interesting and well written property descriptions that stand out from the crowd.
Being independent means we can adapt our services to suit you. Our range includes Let Only, Part-Managed, Fully Managed, Managed Plus and Showcase however we can also create bespoke packages too.
1st Class Communication
Be it a video to show wear and tear in your property, a comprehensive written check out report or simply just returning your call promptly – we know how important good communication is.
In House Referencing
ID verification, credit check, employer check, electoral roll, bank statements, payslips and a previous landlord reference – all of these are required in our tenancy application process. We do a thorough referencing job in order to keep your risk as a Landlord as LOW as possible. We are also happy for you as landlord to see this information before agreeing a tenancy.
We recognise that for many landlords, a rental property or buy to let portfolio is an investment that needs to work financially. We work with this in mind and continually offer ways in which to maximise your investment.

We believe in showing every property off to its full potential. We recognise that buyers and applicants make a decision in the first 30 seconds of a viewing. In our experience, if a buyer has already taken time out to view your property having ticked off the boxes from the initial advert including its price, location and floorplan then what they are now looking for is the “feel” of the property.
Our showcase service is aimed at creating “look good, feel-good” properties. Whether it be de-cluttering, de-personalising, room re-arrangement, colour changes, furniture additions/replacements, DIY, gardening, re-modelling or creating additional space our aim is always the same – to present the property in such a way to optimise its saleability and obtain the highest price possible. Often making small changes can have a big impact. We know where to make those changes. We will work with your budget and more importantly let you know what return you can expect for making such an investment. You may be pleasantly surprised at how much value you can add!
Every project is tailor made to you and your property. Our showcase expert will conduct an initial free consultation, typically lasting 30 minutes. They’ll work with your budget, offer advice and explore options with you. You are not obligated to Allison & Co for the implementation of any of the ideas but please bear in mind that using other contractors could dilute the impact of the changes, thereby undermining the desired value.

CASE STUDY – SALFORD QUAYS LANDLORD
Budget – £2,500
Value Added – £75pcm increase in rent projected + £59pcm saving with new mortgage
Profit realised – Over 5 years the landlord will realise net profit of £4,340 taking into account agency fees on 2 tenancy changes plus the increase in rental income plus the savings made by switching mortgage less his application fee to the broker.
Allison & Co visited the property mid tenancy to carry out a sales valuation. The 2 bed, 2 bath flat was on a popular development that was built in 2006. Despite there having been low void periods the flat had seen 7 different tenancies over a 9 year period. The landlord hadn’t done anything to it in that time since it had always rented out no problem. He also lived 200 miles away and was not aware of the flurry of new build apartments currently under construction in the immediate vicinity.
Allison & Co worked with the landlord to understand why he wanted to sell the property. The landlord felt he wasn’t making any money on this property. He was surprised to discover how much he’d spent on fees in 9 years; a cost directly attributable to the transient nature of his tenancies. Allison& Co gave the landlord a fresh perspective on his investment, including things he could do to encourage a long term tenant and professional opinion about the area and its capital growth. They also referred the landlord to their mortgage partner for a review on his finances. The landlord has recently re-mortgaged to a new provider and plans to complete a refresh at the property once the current tenant vacates.
CASE STUDY – MONTON LANDLORD
Allison & Co visited the property to carry out a rental valuation. The property was a 2 bed flat above a shop in bustling Monton village. It was always let on an unfurnished basis and the landlord was getting £500pcm. The occupancy level of the flat wasn’t consistent since the marketing and viewing experience of new applicants was heavily impacted by the current tenant’s furniture.
Allison & Co worked with the landlord to understand what he wanted from this investment. The market in Monton had changed since the landlord first purchased the property and this flat would now appeal to a difference audience. With the target tenant in mind, Allison & Co allocated the landlord’s budget on key pieces of furniture and stylish accessories. Good quality tenants are always quick to snap up a good quality interior. The flat was remarketed on a part-furnished basis and was let within 1 week at £600pcm.
