The founder of the company, Allison is now in her 15th year as owner of a significant and successful property agency. Totally committed to customer excellence, professionally qualified and with high levels of integrity, Allison adopts a hands-on role in the business whilst also empowering the team to live and breath the Allison & Co company values. She is married to Junior, mum to 2 boys – Isaac and Noah, loves music, period property, all things Mediterranean and is an active member of Audacious Church in Manchester.

Lesley Cooper

Property Agent

The majority of Lesley’s day is spent out and about at one of the many properties being let, managed or sold by Allison & Co. If you’re a current tenant, you’ll be liaising with Lesley a lot as she covers viewings, property checks and check outs – a true multi-tasker indeed! As well as her own home, she has a holiday let in Wales which she rents out to close friends and family. Lesley also works as a Door Supervisor in the city centre at weekends and is fond of music by The Stone Roses and The Courteeners.

Cath Townley

Account Manager

Cath is one of the most cheerful people you will ever come across. Her “happy-go-lucky” style combined with a persistent and meticulous approach is a perfect blend in the Accounts role. Her remit includes maintenance co-ordination, rent allocation and payments to landlords. Cath loves travel and is especially mad about the U S of A! (Route 66, Texas, Denver, California, New Orleans, Vegas, Arizona, New York – in fact she’s been to 27 different states!). She is also an avid Manchester United fan.

Every project is tailor made to you and your property.  Our showcase expert will conduct an initial free consultation, typically lasting 30 minutes.  They’ll work with your budget, offer advice and explore options with you.   You are not obligated to Allison & Co for the implementation of any of the ideas but please bear in mind that using other contractors could dilute the impact of the changes, thereby undermining the desired value.

Allison & Co visited the property to carry out a sales valuation.  The owners had recently converted the loft on their 3 bed semi to add a 4th bedroom.  They were sure that since the hard work was done, it’d be preferable to leave the room empty so buyers could add their own stamp.

Allison & Co explained that by marketing the property as a 4 bed family home it’d be a good idea to dress the room as a 4th bedroom since most viewers do not have a good imagination for what a room could look like.  Clever storage would also make the room look bigger.  The vendors decided to do the wardrobes themselves but used Allison & Co’s showcase service for the carpet, furniture and dressing.

Allison & Co visited the property to carry out a sales valuation. The 3 bed semi was already in excellent condition however the vendors were keen to explore whether further value could be added. They didn’t want to start looking for their next property until they were certain what their budget was going to be. The vendors loved their house overall but felt the front lacked “kerb appeal”.

Allison & Co proposed a relocation of the entry point from the side and housing this in a new attractive porch, thereby face-lifting the front aspect. The vendors loved the simplicity of this idea and felt it would definitely make theirs stand out from neighbouring properties. They decided to make the change and were delighted with the result. The property went on the market, 5 viewings were carried out, 3 offers were received and a sale was agreed within 5 days.

Allison & Co visited the property to carry out a sales valuation. The vendor wanted a quick sale and to get as much for their 4 bedroom semi as possible.  The house was in an area of high demand but was extremely cluttered with personal effects.    The vendor indicated she had no desire to spend money or time on the property.

Allison & Co carefully pointed out that to sell the property in its current condition would not ultimately give her what she wanted.  There were also a number of other similar properties for sale in the area. Some quick wins were discussed around de-cluttering and dressing the property for sale and the vendor bought into the plan.  When the property went live a few weeks later it did generate a lot of interest.  After 3 viewings, positive feedback but no offers the vendor was concerned that the investment hadn’t paid off however viewer No 4. absolutely fell in love with it and made an offer.  The sale was agreed within 8 days of the marketing date.

Allison & Co visited the property to carry out a sales valuation.  The vendors had a beautiful 5 bed period property which was partly converted into 2 dwellings when they bought it.  They had restored it back to its original single dwelling during the last 2 years but had left one remaining room which was previously an upstairs kitchen.  They felt that by leaving this room undone it would give potential buyers their own project to do, especially as they were that way inclined themselves. The remainder of the house was done to impeccable standards and had its own distinct style.

Allison & Co felt the property was suited to a discerning audience but knew that a 5 bed, 1 bath property could also affect interest levels.  The vendors agreed that a 5 bed, 2 bath property would restore the balance in the accommodation on offer.  As the room was not being utilised there was minimal disruption in creating the second bathroom. The vendors were wowed by the makeover and felt it genuinely finished off their home.  Whilst waiting for the bespoke cupboard to house the boiler and pipes, the owners are deciding if they want to sell after all.

Allison & Co visited the property mid tenancy to carry out a sales valuation.  The 2 bed, 2 bath flat was on a popular development that was built in 2006.  Despite there having been low void periods the flat had seen 7 different tenancies over a 9 year period.  The landlord hadn’t done anything to it in that time since it had always rented out no problem.  He also lived 200 miles away and was not aware of the flurry of new build apartments currently under construction in the immediate vicinity.

Allison & Co worked with the landlord to understand why he wanted to sell the property.  The landlord felt he wasn’t making any money on this property.  He was surprised to discover how much he’d spent on fees in 9 years; a cost directly attributable to the transient nature of his tenancies.  Allison& Co gave the landlord a fresh perspective on his investment, including things he could do to encourage a long term tenant and professional opinion about the area and its capital growth. They also referred the landlord to their mortgage partner for a review on his finances.  The landlord has recently re-mortgaged to a new provider and plans to complete a refresh at the property once the current tenant vacates.

Allison & Co visited the property to carry out a rental valuation.  The property was a 2 bed flat above a shop in bustling Monton village.  It was always let on an unfurnished basis and the landlord was getting £500pcm.  The occupancy level of the flat wasn’t consistent since the marketing and viewing experience of new applicants was heavily impacted by the current tenant’s furniture.

Allison & Co worked with the landlord to understand what he wanted from this investment. The market in Monton had changed since the landlord first purchased the property and this flat would now appeal to a difference audience.  With the target tenant in mind, Allison & Co allocated the landlord’s budget on key pieces of furniture and stylish accessories. Good quality tenants are always quick to snap up a good quality interior.  The flat was remarketed on a part-furnished basis and was let within 1 week at £600pcm.

Profit Realised – Based on a 5 year shelf life for the furniture, and assuming a 4% increase in rent year on year a profit of £5,300 is expected (plus the residual value of the furniture)
